Buyers often assume that a Realtor is not necessary for the purchase of a new home, and that, by not using a Realtor, they can save the cost of the commission off the purchase price. Because of the high percentage of sales of new homes made by Realtors, the major builders include a commission in the price of all of their homes, and do not negotiate or reduce the price if there is no Realtor representing the Buyer. Some facts worth considering are:
- Builders are not equal with regard to craftsmanship, customer service or desirability, even by different site location,
- The builder's agent does not represent you,
- The builders contract heavily favors the builder (and not you),
- Realtors can offer a comparison of builders, locations and resale information as well as advise on marketability, lots, floor plans, and options,
- Realtors can offer assistance in negotiating the best package of price, financing and options,
- Realtors can offer assistance in coordinating the review of construction phases, outside inspections, walk through inspections and completion of final make ready, and
- A Realtor as your representative, can be a sounding board, reference and go-between in negotiating with the builder.
